The Waterfront Sanctuary will be in booth #207 bringing awareness to one of the most beautiful recreational waterways in Louisiana.  Availability of prime waterfront lots are becoming less available, however, of the 55 lots originally available, only 19 elite home sites are left.

The Waterfront Sanctuary is a secluded gated riverfront community that offers 170 ft wide lots consisting of 35′ conservation berms on each side providing added privacy.  Each lot comes fully bulkhead with two 40 ft’ covered boat slips. From here you can see the world by boat. This is the most popular waterway between in South Louisiana and the amazing homes show it.

About The Waterfront Sanctuary

Summer is right around the corner and this is a fun time for us.  The sleeping swamp awakes with new growth.  Bald cypress trees, covered with Spanish moss, sway in the wind and boaters comes to life.  However, this is just the back drop for what will become another highly attended season of watersports.

I’ve lived on the Diversion Canal since 1999. As each year passes, the lot selections dwindle and eventually there will be nothing but home resales.  If you are planning to build your dream home and retiring on the river, you may want to reserve your spot soon.  If a developer can find a decent piece of land on the river, they still can’t afford the sky rocketing costs to develop waterfront property without passing that onto the consumer and the selections are limited.

However, there are still some affordable options. But, if you are looking at the ultimate in a riverfront community, while still staying central to New Orleans, Baton Rouge, and Northshore Lake then check out the Amite Diversion waterway.  If you are looking for somewhere special and willing to pay, the Waterfront Sanctuary still has lots left but not for long.

Diversion Canal Waterfront Sanctuary has a New Marketing Team.

Press Release Maurepas, Louisiana – The Waterfront Sanctuary, an upscale gated community located on the banks of the Amite River Diversion Waterway, has announced that sales and marketing agreements have been signed with Tom Bhramayana with C.J. Brown-Latter & Blum; and Rickie Bliss of ReMax First, both firms headquartered in Baton Rouge.

 Glen Martin, president of The Waterfront Sanctuary, hailed the relationships as “bringing the best resources to this great and unique development.” 

“We have designed and constructed The Sanctuary to be the premier waterfront community in South Louisiana, and our singular direction was to provide our residents with privacy and immediate access to the recreational waters that define our area,” Martin noted.

 He continued, “There was no reason why we should limit ourselves in order to best tell our story. These two recognized professionals not only bring wonderful talents that will be utilized in our sales communications efforts, but they also both possess the best knowledge and experience for this particular area. They are leaders in real estate sales in both Ascension and Livingston parishes.”

The Waterfront Sanctuary is the last extension of The Waterfront communities, a successful development that was created in three stages. Comprised of 52 home sites, there are only 22 remaining for sale in The Sanctuary.

Each lot measures 170-feet wide, with a 35-foot buffer zone on each side. That 70-foot raised berm that divides each lot has been left in its native state with trees and vegetation, providing significant privacy to each home site from the neighboring site. The lots are of varying depths between the Diversion Canal and the paved street.

The development has a full complement of New Orleans-style street lights, underground utilities including fiber-optic communications services, and gated entryway. Every lot is bulk-headed on the Canal and included is a boathouse, constructed with two 40-foot boat slips enclosed.

Across the road from The Waterfront Sanctuary is a dedicated permanent wildlife area, on which no construction can ever occur, which preserves the natural setting.

The Waterfront Sanctuary – passing through a secure gate you are greeted by the pristine views of the natural order.

Each lot in The Waterfront Sanctuary is 170′ on the water. And each lot at The Waterfront Sanctuary includes on both sides 35′ of protected trees, with natural rises of earth and berms.

That means that each lot in The Waterfront Sanctuary is divided from the neighboring lot by 70′ of Nature left alone.

Every lot is complete with a roofed boathouse, capable of storing two 40-foot watercraft.
